Hi everyone,

Im still here in England and my wife is over there living with my relatives in Elizabeth Vale.

Have just spoken to her on the phone and she told me that she has been looking at new developments going up at Mawson Lakes.

Has anyone got any info about the area??

On another note, my wife has been there for about 2 weeks now and starts her job tomorrow in Kingswood.

She has told me that she has begun to settle down and my 4 year old daughter is'nt waking up at 1am for breakfast anymore !!!!

As my wife does'nt drive she is dreading the journey from Elizabeth to Kingswood with a 4 year old on tow.

I'm hoping that the house sells quickly and that I can join her as soon as possible.

Hello there,

We went on our recce visit last September, and decided that Mawson Lakes would be ideal for us. It is quite a new development, and we were looking for land in the Shoalhaven development, unfortunately because we have had problems selling the house, we had to give backword on the land plot.

There are 2 schools on Mawson Lakes. There is what we would call an Infant and Junior School which looked fine for our youngest daughter aged 7, and Endeavour College which is a Lutheran School for the eldest daughter aged 13 - there is a fee of $4,000 per year for this school, but it is light years ahead of the local comprehensive that the eldest currently goes to.

Houses for sale do seem to be dearer than it adjoining suburbs, but the area is clean , attractive and has shops, banks, bakeries, Library, drinking place, big business park for potential jobs that you would need.

If you want info type in Mawson Lakes in the internet and look for a web site called something like Delfin, they are the local land agents. We dealt with someone called Elaine Reed who was pretty good.

I had a good look around Mawson Lakes.
It's in North Adelaide, which sometimes gets a bad press, but Mawson Lakes is set off in an area of it's own, so don't let that put you off.
It's a very nice area, with a modern 'Professional' feel to it, well served by the buses into the city and there are rumours of a tram or train service under construction.

The lakes are man-made but are pleasant and that's the general impression I got walking around. It's pleasant but maybe because it's all a new build, it feels a bit like man-made perfection, like Stepford Wives (as in location, not robots for wives :P ). Maybe that will fade with time though as the location matures and a community builds.

If you are interested in that type of development, you might also be interested in a new development in Port Adelaide, which is a docklands area currently under re-development in executive/luxury marina styleee. Again, expect a price premium.

For us, Mawson Lakes was a temptation, but the main disadvantage is the cost. You are certainly paying a premium for the location and the plot sizes are on the smaller side compared to elsewhere.
Plus, Lakes/Water = Mosquitoes! - Beware.

Hiya

We have been living in Mawson Lakes for a couple of months and feel really settled here. We are currently in the central part with everything we need on our doorstep. There is Woolies, cafes, restaurant, chemist, doctor & physio, newsagent, gift shop, hairderssers etc and a decent pub/hotel all within a 15 min walk.

In some parts there is still that new sterile feeling that you get with any new estate (especially in Shoalhaven, The Sanctuary, The Cascades and The Bridges where their is still lots of building going on). Some of Mawson lakes is now 4/5 years old and the trees, gardens and reserves are begining to establish but there is still about 3 years of building in the outer areas. We got a feel for how ML would look in 5 years time by looking at West Lakes and Golden Grove (both Delfin developments)

Plots of land are smaller and more expensive than the surrounding areas - expect to pay around $150k - $200k for a plot of 400msq outside the central area and up to $300k in the Bridges or on the Boulevard.

House prices in the show villages range from $120k to $400k (+ land). Rentals can be fromn $270/week upwards.

Be aware that there is lots of light aircraft activity from Parafield airport but it was only a nuisance for about a week then we got used to it.

We are aprox 25 mins from city (30 mins rush hour), 20 mins to Semaphore Beach, 30 mins to Henley Beach and 35 mins to Glenelg. A taxi from the CBD is about $25 after a night out.

We do not know much about the schools other than the kids from the primary school are really polite when they visit the library after school for the free internet and that our neighbours moved here specifically for their daughter to attend Endeavour secondary school. There is also the UniSA campus on site.

We like ML but want to ultimately live out of the suburbs, pref Hills. All subjective really; it is nice but we're more on BigD's line about it being a tad 'Stepford'!! Smaller plots and more expensive than bigger plots in less suburban areas! Another man's meat etc.
We'd certainly be interested in finding suitable tenants to take over our rental(hint, hint!!) $310, 4 bed detached, lovely neighbours......we're not in a major hurry; signed up 'til Dec '06!! Bear it in mind!!
