Title: Christie Downs, Hackham etc

Hi,
Like everyone else, on a daily basis we search through the real estate pages for property we think we can afford.
Christie Downs and Hackham pops up alot, however. looking through the various FAQ pages not much is said about both these areas
We'll be doing the reccie trip in July, but before we see for ourselves, we would value any comments you feel is worth making (good and bad).

Hi, We looked at quite a nice few houses in Christies beach but they were all surrounded by a lot of rough run down houses so we crossed it of our list..as for Hackham we heared it was pretty much the same as Christies but to be honest we have never been though it so we didn't look around there.

Haven't really driven around the areas much...but what i have seen from a distance, parts look fine...
I think its the schools that are a concern...this is not my personal opinion as i have not got any experience of them...just from what i have heard.

Hackham doesn't have a good reputation locally. My daughter went to a birthday party there on Saturday night and I felt very uneasy when I went to pick her up at midnight. There were cars screaming around, racing, playing chicken and my car nearly got hit parked on the side of the road. There were teenagers hanging around a house a few doors away, one being sick in the street, others shouting etc. etc. It's a fairly large suburb so there might be better parts of it. A couple of streets away there are some new houses but all of them had their security shutters down.

I try not to get involved in good suburb/bad suburb discussions - after all, I grew up in a 'bad suburb' in London and won't hear a word said against it...
It's fairer to say that Hackham and some of Christie downs (and a few others in the south) have similiar reputations to those in the North that regularly carry the stigma of being places where 'nice people' wouldn't choose to live...
It's all subjective of course - but I don't think anyone would accuse me of snobbishness if I said that they can be a bit intimidating to those that don't know and love them...
I actually looked at a semi-rural property just outside Hackham and would have seriously considered it if something more suited to us hadn't have come up.

We had a good luck around both areas when we first arrived in Adelaide.
Christies beach was not to bad atall and we could have quite easily settled there, Paul loved it and house prices are very reasonable. There are some run down areas but you get that everywhere.
Hackam is another story in my opinion. Very run down and after speaking to one local he acutally classed it as "yucky and ferel" !!

there is talk around Adelaide that good investment prospects exist around Christies , o sullivan beach areas ,land values are on the up, good as well, especially if MOBIL decide to clean up the refinery site............Port Adelaide , is looking good as well.......................mm

Woh...where do u live! I certainly havn't seen the local teenagers puking up in the street and causing a nuisence round here!! :D
Basically having done my research both before and after arriving, and speaking to numerous police officers (colleagues of my hubbie) and real estate agents - you get what you pay for.
If the majority of houses are cheap in a certain area it normally indicates a rougher area, and visa versa.
Look at the prices in say North Adelaide, Glenelg, Golden Grove and the like.... they are more expensive as they are more sort after areas.
With regards to Christies Beach, I too thought it looked like a nice area, but was informed that the crime rate is high there, and there is high unemployment. There are other no go areas too - as far as the police are concerned, they include Elizabeth, Salisbury, Klemzig, Blair Athol, and some recent problems have arisen in Modbury North.
But it's up to you! Personally I always would always perfer to buy the smallest house on the best street, rather than the largest house on the worst street...horses for courses

Some suburbs get a bad reputation and it sticks, and some have things happen that get newsworthy for a while but the mud won't stick.
Not so many years ago Happy Valley and Woodcroft were getting a lot of bad press for the same teenage gang/hoon/riotous party things. We don't hear about that now, and it's still a nice area to be in.
The same goes for Seaford - they have had lots of probs there with hoon gangs in the past, but you would probably never know it now.
If I had any money I would be looking to invest towards Christies Beach and Port Noarlunga, and even Hackham or Huntfield Heights. As Mr Mover said there is talk that it's going to be an upcoming better area in the future.
There's good and bad everywhere.

Just to let some people know that I have many friends who live in Port Noarlunga, Christies Beach and yes there is the odd crime but it is a great area and these people have lived there for years and love it. Hackam well I wouldnt choose to live there put it that way. But Christies Beach is the best by far.
We live in Morphett Vale and that was known as a rough area, well the street I live is absolutely beautiful and never had any problems here. Yes you can hear the boy racers in the distance but where I live there are speed bumps and they do not come near our house. Very quiet area we live in and would totally recommend it to anyone.

We used to live in Hackham West and never had a problem we had lovely neighbours and a quiet street. I think it depends on who your neighbours are. There are some rough parts, but also some very nice parts too. You need to drive around first to see what you think. It's certainly not a rich area!

I have always lived in what you would class as 'good areas' both here in adelaide (ok for a short time) and in england.... and i know for a fact that it doesn't matter where you live....teenagers do these things....I have known kids from well off families, living in well to do areas....die of drug overdoses...hannah knew kids her age back in the uk...again 'a better class of people' so to speak...heavily into drugs and booze....and she tells me that its the same here!
I do feel its really unfair and even snobbish to make such generalisations, just coz you think you live in a good area, that these things don't happen!
What i am trying to say is that where teenagers get together, maybe for parties etc...teenagers will be teenagers!!!!
I see your kids are alot younger...wait till you are picking them up from parties at midnight etc....you may be surprised what you see!

It wasn't so long that I was a teenager myself!! (In a nice area of course!!) :rolleyes: Hence the sarcastic reply to your earlier message...sorry u took it to heart - it was meant to be a joke!
Give me a little credit...after 12 years in the UK police I am not so blinkered that I don't believe that teenagers are teenagers where ever they live - I have arrested enough of them !
Here is the serious bit....
But I still personally would prefer to live in an area where there is a low crime rate than one where there is a high one!!
So perhaps if anyone is concerned about the crime rate in an area they are looking to buy / rent in perhaps they should contact their local police station, I am sure they will be able to give you a general idea about their local area.

well you can see where I live and I haven't noticed anything.
perhaps thats because I live in a quiet well kept street that doesn't include teenagers standing on the end of it.

Didn't mean to upset you about Modbury North. Just asked my hubbie what areas were bad at the moment...and he said that recently there had been some anti social problems in the Modbury North area - he has been called there on duty a lot recently...I can only say what is happening.
I am sure the area where you live is lovely. I am not slating it...just mentioning the current crime trends.

wasn't upset, but I guess there is good and bad in all suburbs, it just depends on where you go and who you live next door to. :D
Elizabeth and Salisbury don't have particulary good reputations but there are nice parts to both those suburbs. When we looked at houses before we bought ours we checked all the gardens along the street. If they were looked after, grass cut etc it appeared that it was a nice area. I went along the lines of people looking after their property meant the area was Ok.
