Title: When can I buy a house?

Hello from cold England
We are at the process of applying for our visa, we have been accepted for stni by dimia and I was wondering if anyone can tell me about buying a house? Ive been told different things about buying i.e like you cant buy before 2 years etc.. Can anyone give me any info on when I can buy. And which morgage lenders are best?

You can buy now. I have friends who emigrated a couple of years ago via STNI, and they bought their place before they ever arrived in Adelaide.

Hello from cold Adelaide!
Well, I'm a temporary resident and Jon and I have just been accepted on a mortgage but I think it helped because Jon is an Australian Citizen. We found our dream home yesterday in Seaford and have made an offer - ooooh I'm all excited! Its gorgeous!

We have seen a house that we really like in Flagstaff Hill and have been for walks around it to check out the area, but we are stalling!!!
I don't think we are quite ready for the committment yet, and we don't want to leave the rental that we are in, as its very close to the beach.
We'd really like one more summer by the seaside before we settle for good.

We've been here for 4 weeks and bought a house after 2 so it can be done.
As we didn't have jobs and we wanted to keep some money we wanted a mortgage obviously the bank wouln't give us one despite lots of promises from the branch. So we have got a loan as a temporary measure until we are employed then we can transfer over to a mortgage. It's more expensive but it enabled us to ge tthe house we wanted. Hope this helps a bit.

Also a word of advice for anyone looking to buy a house - if you make an offer on a house you are legally bound on it and can't pull out unless you state when making the offer that its subject to finance.

Hi there
Have been here since march and have just got finance for the commonwealth bank to buy a house. I believe that if you are a perm resident you can buy what you like.
The banks like you to have a perm job and to have completed you probationary period. Once you have done this you are laughing if you have the deposit and Government charges. but on the other hand if you build you dont have to pay the stamp duty which will save you a lot of money

Is that right that you don't pay stamp duty if you build? I've seen some heated discussion in the papers, and I got the impression you pay at the end, when it's completed - and the complaint was that they charge on the finished value of the house, not what the value was projected at when you started, and people were getting stung with enormous bills because of the rise in house prices over the time it took them to build.

I'm sure that you won't have to wait two years to buy a house. I'm here on a two year education visa with my family (hoping to apply for PR at the end). As a student I can buy, strictly subject to getting approval from the Foreign Investment Review Board first:
- a brand new house
- building land (as long as substantial building work is started within 12 months of
purchase)
- a second hand property up to $300,000 (subject to certain conditions) but if
you are a post-graduate student here with your partner/children if you speak
to FIRB I understand that they may increase the limit)
We have obtained approval and have bought a house (we move in at the end of this month). If we can buy a house on a temporary visa, I'm sure that when you have permanent residency you will be able to.

I have found the FIRB to be very helpful.
The Adelaide Advertiser has a weekly 'Mortgage Rates Watch' in its Real Estate section. The best advertised variable rates on Saturday July 3rd 2004 were:
AAA Mortgage Solutions 6.05% (6.20%)
Assured Home Loans 6.19% (6.34%)
Acquired Home Loans 6.25% (6.37%)
Premier Home Loans SA 6.25% (6.39%)
