Just wondered if anybody had any thoughts on this area, most people seem to be heading to the hills. Would be nice to have some up to date views from the regulars on here at the moment.

Hi Siz, We live on the border of Fulham gardens and Henley Beach so can probably talk about both :) . We really like it here , mainly due to its excellent location to the beach , city etc. However it is expensive (over priced IMO !) and many people when renting here initially find that a) they cant afford to buy here and have to move out of the area OR b) they want a "big " House (majority of housing in FG is 1970s single storey unless it is a new self build project or $1000000 +) other suburbs offer them the house they imagined that they would have at a price they can afford .
The suburbs themselves are flat , streets , roads and avenues linked together via Tapleys Hill Rd , Henley Beach Rd and Grange Rd . There are numerous parks (reserves ) dotted about and several schools (Fulham gardens , Fulham North , Henley beach Primary and senior school . Star of THe Sea (private primary ) and St Michaels (private senior school ) Fulham has a shopping mall , with one of most shops you need , and there are several other little shopping areas around .
Henley beach has the Square area which has several restaurants, bars , coffee shops etc next to the jetty , and property in close proximity to here is priced at a premium .
Both subs are very family friendly , relatively safe areas with minimum crime. There is a large population of "old "Italian and Greek families here (esp Fulham G) , as it was initially a market gardening area , and some people still sell produce from their gardens ie; tomatoes , melons etc. I like the european feel that this brings especially in our local supermarkets where a whole manner of Italian produce can be bought (20+ types of pasta !) and it makes for a cosmopolitan feel .
It is a very up and coming area , where any land is snapped up by developers, and I feel that it will be a very different looking place in 10 years when many of the "older" houses will have gone , being replaced by the modern coutyard type housing .

My daughter has a house between Tapleys Hill and Henley Beach Road, and I think they paid considerably more for the location than they would for a similar house in Flagstaff Hill where we are.
But, as well described above, it is a lovely suburb to live and close to everything in Adelaide.
I believe it is one of the best served routes, down Henley Beach Road, for public transport buses, and we often leave our car there and catch the frequent bus to the city. It even runs late Saturday night. Whether you work towards the Port or the city, it is much easier to get to work than along South Road. I really like the shops in the area as well, and the variety of eating places within a few minutes, and that includes on Grange Road as well. But, unfortunately, I can't afford to buy there!!!!
we're in lockleys which is just down the road (henley beach road) and it's a pretty good place to be i think. i remember reading recently that fulham gardens is doing really well property price rise (so i guess not great if you are buying unless for long term) so it must be popular. and henley beach is lovely, the beach is never busy and there's a good number of places to get a drink and a meal and stuff. it's all good!

I've started upping the homework rate now that we know we are coming. There are so many areas to investigate.
Its going to be a balance between getting to know the best places as well as possible and not being off the property ladder too long.
