I know I run the risk of another north/south debate here (please avoid the urge, no matter how strong :doh: ) but I'd like to know a bit about some of the suburbs to the north such as Two Wells and Angle Vale. I'm not really interested in what somebody once heard somebody else say about the areas - no offence, but that kind of opinion is not much better than useless - but if you happen to have any personal experience of the places i.e. have actually been, then it would be great to know what you think. I know there are some rough places 'up there' as there are everywhere, and I'd appreciate some guidance on the nice ones.

Sorry if this sounds abrupt, I don't mean it to be, but it would be nice to get some focused responses rather than things descending into chaos!

Hi Milly.

I drive through Two Wells now and again.

We have some friends nearby.

It is a fair drive out of the actual city and does feel like it's a forgotten country town.
Very quiet with just a few amenities.

Also the land is flat,prone to flooding in winter and hot in the summer.

The area will probably develop in the future but it may be a way off.


Have a drive around and look at all areas before choosing,there are some many facets to Adelaide.

Both Angle Vale and more so Two Wells are areas where blocks appear to be larger than most. Situated on part of Adelaides firtile plains the land use has been predominantly that of agricultural and market gardens, this however is changing due to urban sprawl.

There are new residential developements happening in and around Angle Vale. Andrews Farm a nearby suburb may be a good place to start your search on real estate.com followed by other relatively new residential areas further to the east, Blakeview, Craigview and Hillbank.

Work dependent you may need to do the city commute. I'm guessing it is about 30-40 minutes to the CBD from Angle Vale and a little further from Two Wells.

Shopping wise you have close access to larger shopping centers, Elizabeth and Munno Para as well as the ability to purchase local product direct from the market gardens.

I have three work mates that live out at Angle Vale, its about 45-60 minutes from the city, their neighbours are veggie gardeners, their blocks are 2000 square metres each, houses are about a year old now worth around the $400k mark, its ok if you like the sticks, big huge blocks and basically in the middle of no where.

Quick translation for reference when looking at block sizes: 4000 sq m = almost exactly one acre :)

The whole of that area wil get more built up as Adelaide boundaries change, good investment I would say, get a lot for your money as others say, and near the Barossa.

Got some friends who live up at Andrews Farm and they are really happy there - good schools etc (they have a 9 year old so I'm talking Primary)

There are new builds if that's the kind of thing you are looking for (there's something called The Battle of the Builders up that way where all the house builders have display homes for you to get a feel for what each offers) or as people have said above, some lovely big, country style plots, with space to keep a horse or two. I like One Tree Hill as well which is perhaps more to the East of those types of areas, and Gawler has a real country town feel to it.

There is a fantastic nursery (garden type as opposed to ankle biters) at Virginia which is up towards Angle Vale way, and our dog and cat go to kennels at Two Wells and have nothing but good things to say about it!

Hi Cat with Claws,

I saw some lovely houses on a real easte site in One Tree Hill. We are months off getting our visa but the houses in this area seemed to offer what we wanted at a price we could afford. We thought we'd check out the area as soon as we were back in Adelaide.

Can you tell me a bit about the area? It said on the realestate site that it was 28K by train to the CBD - is this true and does anyone know how long the train journey is?

The nearest railway station is still a 15 minute drive away and it isn't serviced by a bus, so that information is a little misleading. Having said that, OTH is a nice spot, but housing is likely to be a little dearer there as there is so little of it. It's nicely located within around 15 mins of Gawler (YAY!), Elizabeth and Tea Tree Plaza, for your shopping convenience.

With regards to Angle Vale and Two Wells, I don't really have anything to add to the previous comments, they're all on the money. It offers a more rural lifestyle, but the flooding has been a bit of problem in the last couple of years.

Those estate agents are so economical with the truth! I was wondering why it wasn't more expensive if train access was so conveniant. :doh:

We'll still be checking the area out when we get there as we are thinking of a property with land and the possibility of making money - ie stables, crops, guest accomodation etc. BUT not too far from the CBD so OH can get a job if he needs to.

What does your other half do for work? He would be able to get into the CBD via Obahn (our wonderful fast, bus-on-rails service) from Tea Tree Plaza (about 20 mins from there) and I guess probably about 10-15 minutes drive from One Tree Hill to TTP.

Otherwise, there are plenty of employers outside of the CBD, so dependent on your OH's trade, perhaps he wouldn't HAVE to go into the CBD for work.

I reckon the soil must be pretty good for growing things out towards Angle Vale etc as, like someone on here said, there are loads of market garden type places.

Also got friends at Kersbrook which is a nice place :-) and there is a nice pub at One Tree Hill called The Blacksmith's Arms I think

I live on 2.5 acres at Mac donald park 1km sth of Anglevale , i hope you have lots of money , we have 2.5 acre blocks of land near us for 210k the average house prices are around the 400k mark.
Takes me 35 mins at 6am to get to Beverly 32 km [3km west of CBD] at ,8am total different story.
The train station at Smithfield is 15 mins away .
Anglevale primary is very good, also Trinty college[anglican] r-7 campus is in the area. Great area to live but big houses on big blocks equal a lot of work...... ;) mm

Hi Catwith Claws, :D

My OH is in IT so he would be working for large admin centres of any type of company. The chances are, these will in the CBD. However, at the moment he is working on contract and can travel up to 100 mile radius to work everyday. I guess he could do this in Oz as we only need 12 months full time work to get from SIR to PR, then he can give up commuting, :sign03: (his dream!).

We visted TTP on our reckie and liked the general area around it - which is why OTH appealled even though we didn't get there on the reckie. I have since read posts on here that the Elizabeth area isn't the best. Does this affect the OTH area??? (No offence to Elizabeth residents - I am an ignorant pom who hasn't even been to Elizabeth!! :sign68: )

my brother and family all in live in Kersbrook and we also have a few friends there.Be sure to check it out..its a nice little township with a close community.Really nice -bit too rural for us(post office,servo,pub and a hairdressers)but def worth checking out.Not cheap but nice.In regards Elizabeth our place is 10 mins from there but also 10 mins from One tree hill!!Doesn't really have an effect on us or prices so wouldn't really worry there...its the poms that make a bit thing out of it the most!

We have lived in Angle Vale for 2 years. We have a half acre block and have built our own house.
The kids are at Angle Vale Primary school, which is a great little school. They will have the choice of St Columba College (Andrews Farm) or Trinity College (Gawler) once they are ready to move to High School - both private schools, but very reasonably priced. (you will need to go on a waiting list for both of these schools early if you decided to settle in the areas around them).
We have a cub/scout troop, and great sports clubs - soccer, football & cricket.
I think you may struggle to find land at the moment in Angle Vale, Andrews Farm, Craigmore, etc - as there are no new releases coming through yet. There is a new development in Virgina (blocks average og about 1200sqm selling for about $140k through Century 21 at Brahma Lodge). The blocks around Andrews Farm/Craigmore etc are about an average of 600sqm.
We are getting a new little plaza in Angle Vale due to open October. We currently have a Post Office, hairdressers, deli, (wonderful) bakery, butchers, servo, 2 pizza places, chicken shop, doctors, dentist, pharmacy, bottle shop, hardware store and most importantly a winery which does cellar door sales. I know when the new plaza opens we are getting a supermarket (been told its Foodland, but not 100% certain on that one).
They are making plans to develop the area a lot more once RAAF Edinburgh expands and the sqauddies move in as well. We are told that house prices are set to rise quite a bit in the next few years.

Living at Andrews Farm absolutley no problems, good local shopping plenty of employment and a regeneration of the older areas taking shape. As other people have mentioned when the RAAF base expands this area will boom.Forty minutes from the city, but bar for the Myer centre it is no better than any medium sized town in England.
