Title: What's needed for renting?
dolfyn - May 25, 2005 12:44 PM (GMT)
hi all,
hoping to get my SIR approved in a few weeks and planning to move to adelaide 2-3 weeks after. i'm only planning to look for a job when i get there due to the iffy nature of my time of arrival.
i'm wondering what documents are needed to rent a unit? will it be an issue that i have no job at time of application? or will i have to look for job first then place?
I am currently living with my parents [this is very common here... also saves me money for the big move :) ] so i' don't have any references that they seem to ask for in the application forms.
any advice?
thanks!

oooh, thats a hard one, If I were you I would contact the rental agents for some definite advice. Lots of people seem to be renting then getting jobs, so it cant be impossible.
We gave 2 references, a bond which is roughly equivalent to 6 weeks rent (varies) and our bank account details. We already had a job and gave our employer as a reference.

We went to all viewings....after a slow start fore- armed..
we took packs to give to each agent this included..
photo copies of:-
divers licence
passport
police checks from uk
a character reference
all from the uk..
without this you have to go back to the individual agents to get them all photocopied so it definately saved time. We just filled out the application for the rental on the spot and handed them a pack.....where as others had to arrange to go to the office.
and we also had a reference from the migration consultant from the bank we set our accounts up with.......she offered dont know if any were contacted but we were not asked for job reference in adelaide......
we didnt have any problems ...
good luck
donna

What a great idea Donna to have it all copied and ready!
Howard had just 2 weeks temp work when we applied for a rental. When it comes down to it, if the owner has more than one offer on the table you want to make yours look like the right one to pick. We swallowed our pride and included a copy of our bank statement to show we had cash to tide us over despite the insecure job situation.
Also we met the owners, who were still decorating the house (an investment property for them) when we were shown around and were able to chat to them about our circumstances, I like to think this helped us too. However it is unusual to meet the owners on a viewing.

hi everyone!
thanks for all the (very quick) replies and advice :)
i guess i'll get a character reference (only got work ones currently), bank statements and statement from my life insurance which can be cashed at any time (not that i'm going to).
...maybe i can get double use out of all the police checks i've done for my SIR :P
hmmm, i wonder if a letter about all my wonderful household contributions from my mommy would be useful. actually, that's possibly very sad...
cheers!

Hi,
Just had a visit from a friend of ours who works as a Property Manager for Elders Real Estate here and she has suggested pretty much the same as other members have already said, just have loads of references. She has dealt recently with a number of newly arrived migrants without any problems at all.
If you need any further information you can contact Sherrie van den Brink via email on eldersbn@adelaide.on.net They also have a website which contains details of rental properties currently available at www.elders.com.au/burnside
All the very best with your house hunting.
Jet
